During the buying and selling process nothing is more nerve wracking than home inspection. Buyers are looking to get as many items as they can repaired and sellers are trying to only address the necessary items. Real Estate Agents are caught in the middle and have to work with their counterpart and come to a reasonable agreement often resulting in compromise from both parties. It takes work from everyone involved to successfully clear the Northern Virginia Home Inspections contingency and move along in the transaction.
The home inspection report is generated by the buyer’s home inspector and outlines all of the findings from the home inspection. There will be marginal findings, defective findings as well as points of information included in the inspection report. An example of a marginal finding could be the age of the hot water heater. If the hot water heater is over ten years old it may be included in the report because the majority of its useful life is over. However if the unit is functioning properly it will not be listed as defective. I have found some home buyers will want to ask the sellers to replace the hot water heater if it was older yet working . Warning car analogy coming. If you are buying a used car can you expect the dealership to install a new engine in the car simply because the existing engine is older? The simple answer is no. However if the railing on the deck is getting ready to fall off (truly defective) it is accepted practice to ask for a repair or credit to be issued at closing.
Buyers must realize that these homes are typically not brand new or a year old. Families have lived in the properties and there will be regular signs of wear and tear. Families have lived in the properties and there will be signs of wear and tear. The seller is not under obligation to deliver the home in so-called perfect condition. Additionally asking for 10 or 15 items to be repaired/replaced has the potential to significantly upset the sellers and could place the entire transaction in jeopardy. Some of the most desirable neighborhoods in Northern Virginia have older homes that will certainly identify some issues on the Northern Virginia Home Inspections. Make sure to stay cool throughout the inspection process and work with your agent to come to a fair agreement.
Sellers should understand they will usually need to address defective findings in the report to ensure the sale of their property. The buyers bank requires that termite and other potential bug findings be addressed before they agree to fund the buyers loan. There are always a few items that will need to be fixed to ensure your transaction will close. If you keep your cool and work with a great Realtor your experience with Northern Virginia Home Inspections should be a good one. Did everyone get the point? Once more to be crystal clear. It is perfectly fine to ask for repairs for defective items but you really want to heavily consider everything else. Keep in mind everyone thinks they are special. Northern Virginia Home inspections will continue to be stressful for both home buyers and sellers. Remember to keep your cool and work with your agent to come to a fair compromise. That summarizes Northern Virginia Home Inspections.
