The selling process I successfully use to sell all homes is outlined below. This process works for selling your Northern Virginia Home efficiently and for the best possible price.
- Initial client meeting: This is where we meet and I am able to take a first look at the property. During the meeting I will provide examples of similar properties that recently sold. We will discuss the current condition of the market specific to your property and then talk about potential pricing strategies.
- Signing the listing agreement: If everything goes well and you wish to proceed with my home listing services we will complete and sign the listing agreement. This is simply an agreement that allows me to legally sell your home.
- Presenting the staging plan. I provide all of my clients with a staging plan. All necessary repairs and potential improvements to your property are included in this plan. This is done to ensure my clients have their property in the best condition possible to sell quickly and for top dollar
- Professional photography. A professional photographer will be sent to your property. This is done to showcase your home in the best possible fashion.
- Sign Installation: A licensed, bonded and insured professional will come to your property to install the for sale sign after Miss Utility has marked the area. This is always done in a manner that complies with all HOA/Condo development rules and regulations.
- Begin "Coming Soon" marketing: I will market your property as coming soon on Zillow.com and reach out to my extensive network of local Realtors to ensure they know it will be coming on the market.
- Entering property in the Multiple Listing Service (MLS): I will enter all data about your home in the MLS. In the D.C. Metropolitan area the name of the service is the Metropolitan Regional Information System (MRIS). This serves as the master data set that will be pushed all to all of the other Internet sites. Your property will appear on all major real estate syndication sites such as Zillow.com, Trulia.com and Realtor.com in 24-48 hours.
- Install lock box: The lock box is usually installed a few days prior to the actual listing date. This lock box allows other Realtors to access your property and show it to buyers.
- Showing to Buyers: These showings will be coordinated through the Centralized Showing Service (CSS). This is done to ensure I am not in the critical path for scheduling showings. An entire call center is at your disposal.
- Open House: I will schedule an open house for your property and make sure it is identified as having an open house on all Internet advertisements.
- Offer review and acceptance: I will work through all offers with my clients and the buyers agent to ensure they get the best possible deal.
- E-Signatures: I use Dotloop exclusively for digital signature services. This allows you to securely sign all required documents from the comfort of your own home.
- Home Inspection: I will review the home inspection report with the buyer's agent and work through any potential repair issues.
- Appraisal: I will coordinate the appraisal appointment with you and make sure the appraiser has everything they need. This often includes a package of comparable listings to ensure the appraiser is made aware of the current market conditions.
- Closing: I will schedule the closing at the title company and make sure you have completed all necessary paperwork. I will be with you at the closing table to ensure last minute issues are addressed and your property is sold.
