Why is my home not Selling? This is a popular question of some home sellers out there. I totally understand why. A home is usually the largest single expense in your lifetime and people start to get anxious when there is little to no interest in their property. I always try and follow up with some questions of my own. Did you follow the pricing suggestions provided by your Realtor? Are you priced in line with other properties in your immediate area? Does your home show well? Have you done upgrades to your home? Is there any deferred maintenance? The answers to those questions often reveal why the home is not getting any interest. However the single most important issue for most buyers is indeed price. Realtor's can market an overpriced property but seriously -- How many people are interested in buying a gallon of milk for ten dollars? Everyone knows the answer. It is none. A sensational on-line and print marketing campaign cannot overcome poor pricing. There is no way around it. This is seriously how not to sell homes.

All Buyers Want A Deal

All buyers want to get the best home for the best price. This is why there is such interest in foreclosures and short sale programs. Did you want to pay more for the home when you bought it? Lets be completely honest. No one does. In order to get a deal done there needs to be a fair value that all parties agree on and the bank can provide a corresponding appraisal. The market truly drives the price. Buyers will want your updated kitchen but they will not provide you with dollar for dollar reimbursement for your renovation.

A new year is already upon us. How is everything going with you and your family? I am actually enjoying some of the warmer weather. My kids are not. The Fed has finally started to raise the rates much like I predicted.  What does this mean for the local real estate market in Ashburn, Virginia? Will they be able to find the Ashburn home of their dreams? The Fed starting to raise rates gives those home buyers a push that were previously on the fence. Simple math states that rates cannot remain at zero forever and ever. So currently there are plenty of buyers and not enough homes for sale. Due to the lower inventory and the higher demand driven by the rising rates most homes are attracting multiple offers.

Willowsford

It is a new home development on just over four thousand acres in Eastern Loudoun County. Over half of the total land space in the Willowsford community is dedicated to open space. The Willowsford Conservancy is an actual non-profit created to oversee the abundant natural resources within the Willowsford Villages. Willowsford also has its very own working farm to add to the small town feel. Willowsford does provide a very unique “country” feel with all of the outdoor amenities and open areas. You can have a community farm yet only be a few miles away from Dulles Airport. It has a Western Loudoun feel with an Eastern Loudoun location. There are plenty of Willowsford New Homes For Sale.

Villages

There are four separate villages where the new homes are being constructed. The Grange, The Grant, The Grove and The Greens offer new homes from any of the seven home builders. There are home choices from Arcadia Communities, Beazer Homes, Camberley Homes, Integrity Homes, K. Hovnanian Homes, and Pulte Homes. There has to be a model that appeals to everyone.

Amenities

In my opinion the best part about this development is the wonderful amenities. There are two state of the art community club houses. The Lodge at Willow Lake houses a world class fitness center and actually has an outdoor yoga area in addition to the wonderful pool. On the other side of Route 50 site the Sycamore House. It is a large estate with a few outbuildings and a very nice pool. Everyone loves a nice pool. Inside of the Sycamore house sits a professional gourmet kitchen suitable for cooking demonstrations. Imagine fresh food from the Willowsford Community Farm being prepared inside the Sycamore House. What an excellent combination!

Broadlands Breaking News Alert

VDOT submitted a request to the Broadlands HOA board for the easements for traffics lights on the Wynridge Drive - Claiborne Parkway - Ridgeway Drive. The HOA board approved the request. Perhaps a stop light installed before the end of this year? Someone pinch me please. This is one of the few remaining intersections remaining in Ashburn that really needs a stop light. A few very interesting notes from the past week or so. K. Hovnanian homes has released new lots for it's Line K development in the Willowsford Community These luxury homes offer beautiful design features and ultra luxury high end finishes sure to satisfy the most specific high end buyers. Also fresh off the presses appears to be major changes coming to the Goose Creek Golf Course. The course will lose 9 holes and they will be developed by the firm responsible for the Village at Leesburg. Why does this matter to the local real estate community? What makes Ashburn, VA so great for families? I think it is great for families because there are so many other families around. There are plenty of families with children around and this will ensure that your children will have friends to play with while they are growing up. There are plenty of family friendly restaurants that offer a reasonably peaceful dining experience. DISCLAIMER -- if multiple children are involved peace and quiet is not guaranteed. Wonderful Ashburn Virginia Schools

Loudoun County Public Schools are busy building more schools to accommodate all of the children. Recently LCPS has started to build schools with a second story. I am left to wonder why they did not think of this sooner? Were growth projections significantly flawed? The general public will never know. Common sense tells us that the cost for a second story is significantly less than building the first story. I digress. Recently Willowsford has decided they do not want schools in their community. This strikes me as odd for two reasons. First as a mother I would prefer my children to go to school close to home. Second as a realtor proximity to schools is often a strong selling point. I understand it is not for everyone but the general feeling at least from the clients I have worked with over the years is that it is indeed a desirable feature. To summarize LCPS is a top rated school system and provides our children a quality education.

Excellent Youth Sports in Ashburn

Ashburn offers plenty of activities for children to include parks and sports. Loudoun Soccer is a top notch organization that my children have participated in the past and I am a big proponent of the Ashburn Youth Football League (AYFL). There are outdoor playgrounds at elementary schools. You might find m there on the weekends with my boys if I am not out helping clients look for a new home. There are also parks outside to include my personal favorite the Dinosaur Park on Partlow Road in Ashburn.

Top Notch Amenities

Most of the larger Ashburn communities such as Brambleton, Broadlands, Ashburn Village, Ashburn Farm, One Loudoun, Farmwell Hunt and Loudoun Valley offer swimming pools as an amenity. Other neighborhoods are not so lucky. A few neighborhoods are built on large lot sizes that can easily accommodate a swimming pools including Quail Pond Estates, Vantage Pointe, Cameron Chase, Forest View, Forest Manor, Villages of Waxpool, The Regency and Belle Terra. If you drive through these neighborhoods in the late spring or early summer than you will definitely see people enjoying their pools.

Where have I been?

Hello everyone! It has been far too long since my lost post and I regret not publishing more current updates. This time period is known as "Spring Market" and is the busiest time of year for all Realtors and this year is definitely not the exception. In the past few weeks I have gotten four properties under contract, listed another and will be launching another listing in Herndon, Virginia next week.  I am extremely grateful for the opportunity to help so many people buy and sell their homes. It is truly an honor and something I take very seriously. I am very blessed to have the continued support of friends and family. I am nothing without people and will never forget.
